Subject: Director's Minor Modification to 14-U-76 to construct a 660 square foot second
story addition to a single-family residence in the P(Res) zoning district.
Chapter 19.132 of the Cupertino Municipal Code allows for administrative approval of
minor changes in a project. The Director reports his decision to the City Council and
Planning Commission in time to anow an appeal of the decision within fourteen calendar
days.
DISCUSSION:
The applicant proposes a 660 sq. ft. second story addition to an existing house. The
existing house has a steep roof with tall interior ceiling heights. Except for dormers, the
existing roof will not be modified. Staff considers the increase in mass from this project
insignificant. The City has approved similar additions in this neighborhood.
New second-story windows will face in all four directions, but only one (right
elevation), will cause privacy impacts, and the applicant has indicated that they will to
plant privacy trees based on the R1 Ordinance to mitigate these views.
ACTION:
The Director approves the application, file no. DIR-2004-12, with the following
conditions:
1) Privacy Planting shall be installed subject to Planning staff approval prior to final
occu pancy. A covenant shall be recorded on this property describing the
planting. This condition will be null and void if the affected neighbor waives the
privacy protection.
