Subject: DIR-2005-16 Director's Minor Modification of a landscaping plan for a
hillside exception (5-EXC-94).
Chapter 19.132 of the Cupertino Municipal Code allows for
administrative approval of minor changes in a project. The
Director reports his decision to the City Council and Planning
Commission in time to allow an appeal of the decision within
fourteen calendar days.
BACKGROUND:
A hillside exception was approved for this residence in 1994. An exception was
needed because the property is located on a prominent ridgeline. The applicant
proposes the following changes to the approved landscaping plan:
>- Terraced yard with three, three-foot high stone walls
>- Fountains at the top and bottom of two rills (narrow water troughs)
>- Koi pond
>- Landscape replanting, including 60 new trees
DISCUSSION:
The new features are proposed in a sloped area between the existing residence
and base of the hill below. None of them will be visible from the valley floor.
The area has an approximately 15% slope, and was graded to its present state at
the time the home was built. Grading quantity for the project is less than 100
cubic yards, so a grading permit is not required. New impervious surfaces
consist of the stone walls, concrete under the arbor/poolhouse and surrounding
the pool, and new water features, for a total of 1,700 square feet.
The landscape architect verifies that the proposed landscaping plan complies
with Cupertino's landscaping! irrigation guidelines. Staff believes that the

terracing is minimal and retains the contours of the hillside, as required in Policy
2-56 of the General Plan.
Action Taken:
The Director approves DIR-2005-16.
