Subject: Director's Minor Modification DIR-2005-10 to an existing architectural site
approval (3-ASA-01) to allow a cabana, trellis, pool and landscaping in the
existing rear yard of a single-family residence in the PeRes) zoning district
located at 10491 Serra Street.
Chapter 19.132 of the Cupertino Municipal Code allows for administrative
approval of minor changes in a project. The Director reports his decision
to the City Council and Planning Commission in time to allow an appeal
of the decision within fourteen calendar days.
DISCUSSION:
The property owner of this single family home in the Oak Valley subdivision proposes
to construct a cabanat a trellis, a pool and add landscaping in the rear yard. Oak Valley
is a planned development! so a modification to the architectural site approval (3-ASA-
01) is required for this project.
The arbor is located 10 feet from the side property line. It is approximately 13 feet 6
inches in height to the top of the cupola.
The cabana will have visual impacts as viewed from the neighboring residence at 10481
Serra Street., Landscape screening will be required along the property line along this
side property line.
ACTION:
The Director of Community Development approves the project with the following
condition:
The five (5) Acer Rubrum 'Red Sunset' trees proposed by the applicant on the Planting
Plan received on May 13, 2005 along the N.E. property line be replaced, by five (5)
evergreen treest Lophostemon confertus (Brisbane Box).
