Director's Minor Modification DIR-2005-08 to a Use Permit (16-U-77)
to add 453 square feet to single-family home in a PeRes) zone at 22639

Chapter 19.132 of the Cupertino Municipal Code allows for administrative
approval of minor changes in a project. The Director reports his decision to the
City Council and Planning Commission in time to allow any Councilmember or
Planning Commissioner to appeal the decision within fourteen calendar days.
DISCUSSION:
The property is in a planned single-family residential development located near the
NW corner of Alpine Drive and Foothill Expressway. The property owner proposes to
add a total of 453 square feet to the existing 3,807 square foot residence by doing the
following:
· Enclosing an existing second story balconYt
· Adding square footage on the first floor to the living room,
· Adding square footage to the first floor bedroomt
· Adding a bathroom and
· Extending the entry way .
The subject lot size is 20,908 square feet. The proposed additions will increase the Floor
Area Ratio of the subject property from 18.21 % to 20.38 %.
The proposed additions are within the building envelope specified in the Use Permit
(16-U-77) for the property. The new second story balcony enclosure and first story
bedroom expansion are not visible from the street and will not have any negative visual
impacts.
The addition of square footage to the living room on the first floor is visible from the
street but conforms to the design guidelines set forth in the Rl Ordinance. The first
story bedroom is at the rear of the house and is not visible from the street. This addition
wiH have no visual impact.
There are residences on either side of the proposed structures. These adjacent property
owners will be notified of the proposal.

ACTION:
The Director of Community Development deems the modification minor and approves
the application DIR-2005-0S.
This approval of the modification is effective May 17, 2005. The fourteen calendar day appeal
period will expire on May 31, 2005.
