Chapter 19.132 of the Cupertino Municipal Code allows for administrative approval of minor changes in a project. The Director reports his decision to the City Council and Planning Commission in time to allow an appeal of the decision within fourteen calendar days. DISCUSSION: The applicantt Rick Zeragent representing Apple Computert proposes to add a new standby generator to an existing outdoor storage area located on the north side of the Apple campus property. The existing storage area currently includes: cooling towers, electrical facilities and hazardous materials storage enclosed by a combination of concrete masonry walls and vinyl-screened chain link fencing. The proposed standby generator (phase one) will be located in a new 1,090 square foot area enclosed by a 12-foot tall concrete masonry wall that will match the height, colort design and materials of the existing wall. The expansion will remove five Monterey Pine trees, ranging in diameter from 1011 to 1411 and remove seven parking stalls. A portion of the landscaping will be replaced with two 24 - inch box trees and new ground cover. Additional landscaping would not be advisable as a future, planned new generator and re-Iocation of the hazardous materials storage (See master plan sheets PLO.5, PLO.6, L1.0, and L2.0) would cause the landscape removal. Landscape screening is not as critical as the main face of the wall is oriented toward the buildings and not toward the public street view. The use permit requires a minimum of 2t600 onsite parking spaces and with the seven stall reduction, there will be a net of 2,659 parking spaces on the Apple Campus. Apple reports that its current employee population is 2,365 with average parking utilization around 90% (Exhibit A).
