Chapter 19.132 of the Cupertino Municipal Code allows for
administrative approval of minor changes in a project. The
Director reports his decision to the City Council and Planning
Commission in time to allow an appeal of the decision within
fourteen calendar days.
BACKGROUND:
The subject property is located in the Monta Vista area at the northwest corner of
the Pasadena Avenue/Granada Avenue intersection.
DISCUSSION:
The applicant is requesting a Director's Minor Modification DIR-2006-35 to a use
permit (M-2005-03) to add 37 square feet to an approved second-floor residential
uni t.
The original use permit approval allowed conversion of the second floor of a
commercialj office building to two residential units, expansion of the second
floor by 850 square feet and creation of covered parking. The minor modification
extends the southern portion of the second floor by two feet. This allows for the
addition of a bathroom for one of the bedrooms in the northerly unit. Staff
believes this change is beneficial because the original plan had an awkward
entrance through the kitchen to the one bathroom. The additional square footage
is within the square footage allowed by the original approval.

Staff supports the minor addition with the following conditions:
A window shall be added on the west elevation as determined by staff.
The 8-foot parking stall shown on Sheet 3 shall be adjusted to 8.5 feet.
ACTION:
The Director of Community Development deems the modification minor and
approves the minor site improvements.
This approval of the modification is effective November 29,.2006. The fourteen
calendar day appeal period will expire on December 13, 2006.
