Subject: Director's Minor Modification to a Height Control Permit HC-51,382.1
(equivalent to the current Architectural and Site/Use Permit) for a 320 square
foot addition to an existing 2,477 square foot residence in a R1C zoning
district.
Chapter 19.132 of the Cupertino Municipal Code allows for administrative
approval of minor changes in a project. The Director reports his decision
to the City Council and Planning Commission in time to allow an appeal
of the decision within fourteen calendar days.
DISCUSSION:
Th~ applicant proposes to add approximately 320 square feet to an existing home,
located in a planned clustered development zoned R1C (Single Family Residential
Clustered). The subject property is located at the center of the cluster community
surrounded by common open spaces and driveways with the adjacent property
boundaries between 25 feet to 100 feet away. There are no specified setback
requirements in this zoning district and the project is also requesting a lot line
adjustment approval to facilitate the.addition. Staff supports the proposal and the
applicant already received sign off from the home owners association;
ACTION:
The Director of Community Development deems the modification minor and approves
the addition with the following conditions:
1. The approval is based on the attached plan set titled: "Geisler Residence, 10201
Yoshino Place, Cupertino, CA" consisting of 6 sheets dated 7/18/05, except as
may be amended by the conditions contained hereafter in this approval.
2. A lot line adjustment approval must be received from the Public Works
Department prior to issuance of building permits.

This approval of the modification is effective April 27, 2006. The fourteen calendar day
appeal period will expire on May 11, 2006.
