Report of Director's Decision Regarding a Minor Modification to an attached
single-family residence in an R1C (Residential Single-Family Cluster) zone
at 10686 Par Three Drive.
Chapter 19.132 of the Cupertino Municipal Code allows for administrative approval
of minor changes in a project. The Director reports his decision to the City Council
and Planning Commission in time to allow any Council member or Planning
Commissioner to appeal the decision within fourteen calendar days.
Action Taken
The Director approves the modification. This approval of the modification is effective
February 22, 2006. The fourteen-calendar day appeal period will expire March 8, 2006.
Background
Modification of Architectural and Site Approval No. HC-51, 297.1 at 10686 Par Three Drive to
add a sun porch on an existing deck at this residence.
Discussion
The project consisting of 15 single-family residences was approved as part of Architectural and
Site Approval No. HC-51, 297.1. The property is zoned R1C-7.5 (Residential Single-Family
Cluster) and modifications to the development are subject to design review.
The existing residence is single-story with an area of 1740 square feet (including the garage but
excluding sun porch) on a 3863 square foot lot. The applicant proposes to add a 192 square
foot sun porch on an existing deck. Sun porch increases the building area from 1740 square
feet (FAR 45.04%) to 1932 square feet (FAR 50%). The FAR for the residences in the
development range from 43% to 65%. The proposed addition will not encroach into existing
yard areas and the exterior materials and windows will be compatible with the existing
residence and complex. The project was approved by the Homeowners Association on
November 29, 2005 with no conditions. The project is also consistent with Chapter 19.44
Residential Single-Family Cluster (R1C) Zones. Staff considers that the sun porch is minor, and
does not affect the general appearance of the area or the interests of owners of the property
within or adjoining the development area.
