BACKGROUND:
TIle subject property is located on Elenda Drive in tIle Gardell. Gate 11eigIlborIlood. TIle
site is Ul tIle. R1-10 ZOI1.ing district.
III April 2007, tIle applicant got approval to construct all approximately 4,200 sq. ft.
home. The approved project had a first floor fr011t setback of 25 feet a11d a secolld story
front setback of 37 feet.

DISCUSSION:
The applicant is requestulg to reduce the approved first and secol1d story frollt setbacks.
The proposed setback is still ~1 keepulg with th.e requiremel1ts of the Single Family (R1)
Ordinallce. The followulg diagram shows that the adjacent properties on Elellda Drive
are built at the 20 foot setback line. The applicant is proposing this ChaIlge to matcI1 tIle
setback of tIle properties immediately adjacent to alld the properties facin.g tIle subject
property.
