On April 26, 2007 a second Director's Minor Modification (DIR-2007-12) for a
temporary use permit to install two temporary trailers in a parking lot at an
existing office site located at 20650 Valley Green Drive was approved. As you
are aware, temporary use permits are in effect for six months, and are not
renewable. It was stated in your letter of approval that this second temporary
use permit would not be extended when it expires on October 26, 2007.
Please remove the trailers by November 16,2007. Unfortunately, if the trailers
are not removed by that date, I will need to turn this over to our code
enforcement department. I look forward to your cooperation, and will be happy

Director's Minor Modification (DIR-2007-12) for a temporary use permit to
install two temporary trailers in a parking lot at an existing office site, located
at 20650 Valley Green Drive.
Chapter 19.132 of the Cupertino Municipal Code allows for administrative
approval of minor changes in a project. The Director reports his decision
to the City Council and Planning Commission in time to allow an appeal
of the decision within fourteen calendar days.
DISCUSSION:
Apple Computer is applying for a second temporary use permit for two modular office
trailers in a parking lot at 20650 Valley Green Drive. The first temporary use permit was
approved on August 10, 2006 and expired on February 10, 2007. A condition of
approval wa~ that the trailers would not remain longer than one year. The office trailers
are used by Apple's security staff, who have transferred from office space on Bubb
Road. Apple Computer desires to have the security staff closer to the main campus,
and needs additional time to find permanent space for them.
Temporary office trailers are not normally allowed, due to the parking and visual
impacts they create. Regarding parking impacts, the existing building square footage is
30,375 square feet, which requires 107 parking spaces. The plan set shows 105 spaces,
with 13 of them unavailable due to the trailers. Using a typical employee/ square
footage ratio of 3/1,000 square feet, approximately 101 employees would be expected to
work in the building. This application is approved with the condition that occupancy of
the office building on the site will not exceed current employee levels, which is 56
employees, as shown on the site plan.
Temporary use permits are in effect for six months, and are not renewable. The intent
of this approval is that another temporary use permit will not be approved, and that the

trailers shall be removed at the end of this six month period. This addresses the concern
about visual impacts, because the time the trailers are allowed is limited.
APPROV AL:
The Director approves the temporary use permit with the following condition:
~ Employees in the building shall not exceed current employees levels, which is 56
employees.
~ The intent of this approval is not to approve the temporary trailers for longer
than one year; therefore, the trailers shall be removed at the end of this six month
period.
