Chapter 19.132 of the Cupertino Municipal Code allows for
administrative approval of minor changes in a project. The
Director reports his decision to the City Council and Planning
Commission in time to allow an appeal of the decision within
fourteen calendar days.
Application:
File No. DIR-2007-11: Director's Minor Modification to a Use Permit
Modification (file no. M-2006-04) and an Architectural Site Approval (ASA-2006-
17) to reduce the size and modify the architecture of an approved multi-purpose
building on a church site (New Life Church)
The Planning Commission approved a 3,863 square foot, one-story, multi-
purpose building at an existing church site on October 10, 2006. Due to budget
constraints, the applicant Daryl Hawkins, representing New Life Church, has
proposed several changes to reduce construction costs and keep the project
within budget:
1) Take off 10 feet in width from the east side of the building (715 square
feet), reducing the size of the proposed building from 3,863 sq. ft. to 3,148
sq. ft.
2) Change the roof trusses, which changes the appearance of the roof and
affects the location of the heating and ventilation equipment.
3) Shrink or eliminate interior spaces in conjunction with building size
reduction.
4) Delete the exterior sun screen trellises.
The approved plans (exhibit A) and the proposed plans (exhibit B) are both
attached. The modifications are minor and insignificantly affect the appearance
of the building. While the trellises add some nice detailing to the building, this
building is toward the rear and not visible from the public street.
Action:
The Director of Community Development deems the modification minor and
approves the building size reduction and architectural changes.
This approval of the modification is effective April 10, 2007. The fourteen
calendar day appeal period will expire on April 24, 2007.
