Subject: Director's Minor Modification, DIR-2008-21, to a Use Permit (17-U-77) to
construct a 457 square foot addition to within 5'-0" of the side property line in
a P(CG, ML, Res 4-10) zoning district, at 20673 Greenleaf Drive.
Chapter 19.132 of the Cupertino Municipal Code allows for administrative
approval of mi110r changes in a project. T11e Director reports his decision
to the City Council and Planl1i11g Commission in time to allow an appeal
of t11e decision within fourteel1 calendar days.
DISCUSSION: I
The proposed addition will be located I - - --- -- - - -- -- -__H__
along the left side of the residence, 5-feet .from the side property line. C11anges are not
proposed for the rig11t side of the residence, thereby mai11taining the existing 10-foot
side setback. The addition will accommodate a one new bedroom, and allow the
enlargement of existi11g bedrooms. Tl1e residence currently equals 2,495 square feet, and
has a 330/0 FAR. With this new additiol1, the FAR will be 39.30/0. The project complies

T11e applicant is requesting a Director's
Minor Modification DIR-2008-21 to a
use permit (17-U-77) to construct a (457
square foot) addition to an existing one-
story single-family residence in a P(CG,
ML, Res 4-10) zoning district.
The subject property is located north of
Greenleaf Drive and west of De Anza
Boulevard, al1d is part of a 25-unit
planned development originally
constructed in 1979.

with all requirements of the use permit (2-U-81) that approved the development within
this neighborhood.
ACTION:
The Director of Community Development deems the modification minor and approves
the addition to the residence.
This approval of the modification is effective August6, 2008. The fourteen calendar day
appeal period will expire on August 20, 2008.

The City of Cupertino Planning Division received an application (file number DIR-2008-
13) for a Director's Minor Modification to add a 200 square foot sunroom to the south
side of an existing single family residence, located at 11535 Murano Court. This
application requires staff approval and adjacent neighbors are notified with the
opportunity to comment on the project.
The proposed project conforms to the. Single Family (R1) Ordinance (Chapter 19.28 of
the Cupertino Municipal Code), development regulations and landscaping regulations.
The Director of Community Development deems the modification minor and believes
that the project is compatible with homes in the neighborhood and intends to approve
the project based on the enclosed plans.
