Chapter 19.132 of the Cupertino Municipal Code allows for administrative approval of minor changes in a project. The Director reports his decision to the City Council and Planning Commission in time to allow any Council member or Planning Commissioner to appeal the decision within fourteen calendar days. BACKGROUND: The applicant, Barry Swenson (Green Valley Corp.), is requesting a Director's Minor Modification for a Temporary Use Permit to utilize a vacant lot as a staging area for trucks and equipment until September 1, 2008. There will be no hazardous materials stored at this site at any time. The vacant lot is located on 19160 Stevens Creek Boulevard on the south side of Stevens Creek Boulevard between Finch Avenue and S. Tantau Avenue. Adjacent to the subject site is an office complex to the west and an apartment complex to the east. DISCUSSION: The applicant will install a temporary fence lined with green mesh material along the front property line facing Stevens Creek Boulevard to screen views from the street. The fence will have a minimum 19' setback from the front property line. Attached are photos of the site and fencing material to be used. Royal Electric Company will perform electrical work for and around the City of Cupertino. Specifically, they are installing fiber optic cabling to interconnect traffic control communication systems between the cities of Cupertino, San Jose and Santa Clara. They will complete their work by September 1, 2008. ACTION: The Director of Community Development deems the modification minor, and approves the application and enclosed fence. This approval of the modification is effective June 16, 2008. The fourteen calendar day appeal period will expire on June 30, 2008.
