This letter confirms the decision of the Planning Conunission, given at the regular meeting of
August I5, 1995, approving landscaping and architectural plans according to the enclosed copy
of Planning Commission Resolution No. 4628.
Please note these conditions carefully. Please contact our ollice if you have questions about
this matter. Please note these conditions carefully. Subsequent submittal of materials for
building permits or other entitlements will be checked for compliance with the conditions
listed in the Resolution; discrepancies may result in processing delays. Please contact our
office if you have questions about this matter.
Please be aware that an appeal of this decision can be made within fourteen calendar days of
the decision. If this occurs, you will be notified of a public hearing which will be scheduled
before the City Council.

MODIFY LANDSCAPING AND ARCHITECTURAL PLANS

WHEREAS, the Planning Commission of the City of Cupertino received an application for a
change of landscape and architectural plans as described in this Resolution; and
WHEREAS, the Planning Commission fords the following with regard to this application:
1. The home design and building materials continue to be high quality and are consistent with
the intent of the Residential Hillside Ordinance.
2. The modifications to the building layout are insignificant.
3. The tree removal is balanced by a combination of two to one replacement program and the
project replanting program.
NOW, THEREFORE, $E IT RESOLVED:
That after careful consideration of maps, facts, exhibits, testimony and other evidence submitted
in this matter, the building modifications described above are hereby approved subject to the
conditions which are enumerated in this Resolution; and
That the subconclusions upon which the findings and conditions specified in this Resolution arr
based and contained in the Public Hearing record concerning Application 5-ASA-95, as set forth
in the Minutes of the Planning Commission Meeting of August 14, 1995, and are incorporated by
reference herein.

I. APPROVED .XHIAITS
The conditions of approval of Planning Commission Resolution No. 4569, continues to
remain in full force and effect. The modified exhibits approved with this project includc
plans A 1.0, A 2.0, A 2.1 dated June 19, 1995 and L-1 dated June 16, 1995.

This resolution grants the removal of the two Oaks trees and two Sycamores as described
in John Aldrich's letter dated June 13, 1995. The replacement shall be two to one as
outlined in this letter. The final replacement locations shall be shown in the final
landscape and irrigation plans to be approved along with the Building permit.
PASSED AND ADOPTED this 14th day of August, 1995, at a Regular Meeting of the Planning
Commission in the City of Cupertino by the following roll call vote:
