At their regulaz meeting of May 1, 1995, the Cupertino City Council approved your application per
Planning Commission Resolution No. 4602 with the following conditions:
Approved Exhibits: The approval is based on the plans pages 1, 3 (dated 3/29/95) and 5, 6
(dated 11/15/94), except as may be amended by the conditions contained herein.
2. Flat Yard Area: The applicant shall reduce the amount of front and reaz yard flat azeas,
excluding the driveway, to meet the 2,000 sq. ft. requirements of the ItHS ordinance to the
greatest extent possible and to the satisfaction of the Cupertino Department of Community
Development.
Landscaping: Prior to issuance of final occupancy permits, the applicant shall have a certified
landscape architect certify that the landscaping plan is in conformance with the Xeriscape
ordinance.

OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF
A SINGLE FAMILY HOME LOCATED IN A PLANNED DEVELOPMENT ZONE
WHEREAS, the Planning Commission of the City of Cupertino received an application for architectural and
site review of a single family home located in a planned development zone;
WHEREAS, the Planning Commission finds that the site development plan substantially conforms to the
requirements of the City of Cupertino Residential Hillside Ordinance;
WHEREAS, the approval of the site development plan meets the requirements of Condition 16 of the Seven
Springs Use Permit 9-U-83;
NOW, THEREFORE, BE IT RESOLVED:
That after careful consideration of maps, face, exhibits, testimony and other evidence submitted in this matter,
the single family home is hereby recommended for approval; and
That the subconclusions upon which the findings and conditions specified in this Resolution are bued and
contained in the Public Hearing record concerning Application 3-ASA-95 as set forth in the Minutes of the
Planning Commission Meeting of April 24, 1995, and are incorporated by reference herein.
