This letter confirms the decision of the Planning Commission, given at the meeting of
November 9, 1998, approving a review of landscaping details for an approved
commerciaVresidential development, according to Planning Commission Resolution
No.4978.
Please note that this approval will expire two years from the date of issuance.
Also, be awaze that an appeal of this decision can be made within 14 calendaz days of the
decision. If this occurs, you will be notified of a public hearing which will be scheduled
before the City Council

OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO
APPROVING AN ARCHITECTURAL REVIEW OF LANDSCAPMG DETAILS FOR AN
APPROVED COMMERCIAL/RESIDENTIAL DEVELOPMENT
SECTION I: PROJECT DESCRIPTION
Application No.: 20-ASA-98
Applicant: Daphane Fan for Monica & Ben Shyy
Location: 19028 Stevens Creek Boulevard., southwest corner of Bret Avenue and Stevens
Creek Boulevard.
SECTION II: FINDINGS
WHEREAS, the Planning Commission of the City of Cupertino received an application for an
architectural and Site Approval, as described in this Resolution; and
WHEREAS, the Planning Commission finds that the changes are beneficial and compatible with the
original approved architectural style and site design.
NOW, "THEREFORE, BE IT RESOLVED:
'that after careful consideration of maps, facts, exhibits, testimony and other evidence submitted in this
matter, the application no. 20-ASA-98, is here by approved and
'Chat the subconclusions upon which the findings and conditions specified in this Resolution are based
and contained in the public hearing record concerning Application 20-ASA-98, as set forth in the
Minutes of Planning Commission Meeting of November 9, 1998, and are incorporated by reference
herein.
SECTION III: CONDITIONS ADMINISTERED BY THE COMMUMTY DEVELOPMENT DEPT.
I. APPROVED EXHIBITS
Approval is based on the architectural details plan sheet A7 of L. J. Design, dated November 9,
1998, but excluding the details of the gazebo, metal awning, interlocking paving, iron gate and
redwood fence detail. The product colors shall be those approved on the original material boazd
(board dated 8/3/98 of application 12-U-97) including: Thrush Wing, Caprice, Pussy Cat, Brown
Bean or Potumac. '
