Background
This memorandum summarizes the current major planning projects that the
Planning Division is processing as of February 2025. For additional detail, or to keep
apprised of the project’s status, all of the projects summarized in this memorandum
are listed on the City’s website at: Cupertino.gov/majorprojects.
Summary
In the months leading up to last summer’s adoption of the 6th Cycle Housing
Element, the Planning Division experienced a notable uptick in inquiries related to
prospective housing developments as well as an increase in the number of housing
development proposals received. This trend has continued to the present date.
While the City processed only seven housing development proposals between 2020
and 2023 1, the Planning Division received eleven housing development proposals
between January 2024 and January 2025, of which two are inactive and their SB330
vesting 2 has expired. The following table is a list of all housing development projects,
with links to the project websites. The website includes site plans for each project.

Imminent projects that are still in the preliminary stages, such as the City-owned
Mary Avenue and County-sponsored Simeon Property Priority Housing Element
Sites are not included in the summary since formal applications have yet to be
submitted to the City. Keep in mind, any projects listed in the table that submitted
applications prior to September 4, 2024 predate the Housing Element’s certification
and are vested under earlier land use and zoning standards.
