Zt® Dillard reviewed tie staff comments noting the criteria set forth in the sign ordinance and stated that the particular site and sign did not meet those criteria. Staffs recommendation is for denial of the pied sign. Bob Slavik, Manta Vista Associates, explained the need for his tenants to have OTormum on Stemens Cheek Boulevard. He explained the problems with C31-'&am fearing and walls which are in place. He showed examples of other monuments signs in the Monta Vista area with multiple tenant names. Committee ASember Lavios explained that she felt the site does need a MUM* sign, but that eight (S) tenant names were to many. She suggested that the applicant provide more inforcation on the sign diagram and that the words Stevens Creek Boulevard does not reed to be on the sign and not repeat the address numbers. Omdttaee Member Weber agreed that the site needs a monument sign but that it should just have the center name, the address fi2Wxm and no tenant rmmm on the sign. She stated there are many options for treatment of the left elevation that are economical, low maintenance and effective, including redwood or metal trellis, changes in materials, or architectural details. Lastly, she stated that regardless of which design was approved, that the oak tree should be saved. In response to Chairperson Hoxsie's concern regarding saving the elm tree. Ms. Ho stated that an arborists report is being done to assess the health of the trees on the site. Chairperson Hoxsie, expressed concern with the closeness of the building to the adjacent residents, especially the second floor and with the side and front setbacks.. He stated that he would like to see wood siding rather then stucco siding, stating that it goes better with the Monta Vista Design Guidelines. He also stated that he preferred the first scenario but would like to see the second story flipped and moved to the right side of the building. Chairperson Hoxsie stated that it will make the building appear less imposing on the street, and the tree will still be able to be saved. Application 28-ASAC-92 Frank and Rosalind Cardia - Requesting architectural review and approval for a storage container behind an existing shopping center located on the East side of De Anaa Blvd. approximately 125 ft. South of Silverado Ave. Tom Robillard reviewed the staff comments and explained that ASAC's review of the proposal is for architectural appearance only and the use of the container is being dealt with by the Planning )epartment. He stated that staff is recommending denial of the storage container. Frank and Rosalind Cardia addressed the Committee Members and explained that the use of the container is essential to the operation of their business. They suggested a compromise by placing the container along the Northeast corner of the site, making it invisible to the adjoining residences by lan6caping or along the side of the building on the North property fine. Susan Adrian, an adjoining resident, stated that the big issue is noise and not necessarily the appearance of the container. She stated that she is very concerned with the use of the buildings as a light industrial uses rather than retail sales. Her concern was regarding the noise generated by the plumbing shop, kitchen shop, and the the shop. He felt it was fine to remove the limb on tree No. 55 and would accept the tree removal of No. 70 with the replacement of two trees. The arborists were in agreement that the tree is in decline and will eventually die and that there is an opportunity now to get new healthier trees. Committee Me,,ioer Lavios agreed with the arborist to remove the tree. She stated that the two replacement trees should be placed where tree No. 70 is being removed and in a new island closer to the restaurant. She stated that the new location should be as big as possible to allow the largest tree possible. Committee Member Weber stated he would go along with the removal of tree No. 70 but it should be replaced with two 8" cah1w trees as previously required by City Council for replacement of the other oak trees. He stated that the island's size and hole should be modified in order to accept that size of tree. He also agreed with the ra- movat of the drab on tree No. 55. Chairperson Hoxsie stated that he is very hesitant to recommend removal of the large oak tree but it may be in the best interest for the long term goal of the center to remove the tree and replace it with two ne a trees. He stag that he would like to have the arborists choose the largest and best tree for the two locations. He questioned wiry smaller trews were planted and questioned the long term tree care plan. In response, the applicant addmitted that they should have returned to the City for approval of the smaller trees prior to planting them. The arborists from CC&S, OAfpA- his firm has aggressively ;rovtded the necessary tree care since they have been contracted to do so. The general consensus of the Committee Members was that tree No. 70 may be removed and replaced with two large specimen oak trees. One located where tree No. 70 is currently standing and the other directly South of tree No. 70 in a new planter, to be constructed. ASAC recommends removal of the large limb on tnw No. 55.
