• Poor condition, declining. Sunscald, termites, and wood decay fungus
(unknown species,encrusting)throughout the trunk and major stems.
Crown is 15%dead, some shot hole borers in branches.
• Rooted 6'from building.
• Requires (2) 24" box replacement trees of a small-medium canopy size.
This area is only suitable for bushes or similarly small species.
3. Monterey Pine, Pinus radiata, 27.3" DBH [page 12-15]
• Located along walkway south of 22846 Poplar Grove Sq.
• Fair health; crown 10%dead. Sequoia pitch moth tubes on trunk and
main limbs. No evidence of bark beetles yet.
• Trunk is 6'from building. Large roots against foundation, no obvious
exterior damage but client claims damage to plumbing and interior wall.
• Roots lifting paved walkway will eventually require fatal pruning into the
root flare for effective repairs. One panel of the pavement is relatively
new and is already lifting again.
• Requires (2) 24" box replacement trees of large canopy size.Tree
contributes meaningful shade to the building, but the area is not suitable
for replanting a large species or box as it is sloped and narrow.
• Recommend fee payment in-lieu of planting.
4. Evergreen Ash, Fraxinus uhdei, 30.8" DBH [page 16-22]
• Located in front of 22954 Longdown Rd, near neighbor's retaining wall.
• Fair condition: minor tip dieback, most likely due to root pruning for
driveway repairs. No signs of pest infestation or significant decay.
• Roots have been pruned for pavement repairs, and are now lifting water
utility box approximately 3'from trunk.
• Requires (2) 24" box replacement trees of a large canopy size.This area is
only suitable for a small-medium species.

The cause for Tree#1 decline is not clear, but may be related to the limited root space, partial shading
by adjacent trees, and/or water rationing in recent years. Birch species are relatively weak-wooded
and poor compartmentalizers, so the recent stem removal is likely to give way to trunk decay even in
a healthier specimen.The city-required replacement trees (medium-large canopy size)should be
planted elsewhere with more space to grow, or the tree species size requirement should be reduced.
Replacing with:
• 24" box Crepe Myrtle(red)in the same location.
• 24" box Autumn Blaze Red Maple at 23057 Cricket Hill Rd,corner of Longdown Rd

2. Purple Leaf Plum, Prunus cerasifera, 13.8" DBH
• Poor condition, declining. Sunscald,termites, and wood decay fungus (unknown species,
encrusting)throughout the trunk and major stems. Crown is 15%dead, some shot hole borers
in branches. Grinding stump will partially damage ivy at the base.
Tree#2 is declining slowly due to typical urban ailments for this species. Drought stress or otherwise
poor soil conditions weaken the tree to infection by wood decay fungus and boring insects.Although
the fungus species is not positively identified,the presence of fruiting bodies on the stem exterior
indicates advanced internal infection and decay. Mitigation by removing affected stems and branches
would eliminate the entire canopy. The city-required replacement trees (small-medium canopy size)
should be planted elsewhere with more space.
Replacing with:

Tree#3 is in fair health and contributes meaningful shade to the adjacent building, but the tree has
outgrown its space. Roots are pressing against the building and lifting the walkway, despite relatively
recent repairs. Effective long-term repairs would require damaging or removing deeper roots and/or
cutting into the root flare, which could destabilize or kill the tree. The city-required replacement trees
(large canopy size) should not be planted on site due to limited space.
The most spacious planting locations in the community are two lawn areas; 1) south of 22846 Poplar
Grove Sq, next to the pine removal, and 2)west of 23038 Cricket Hill Rd.These lawns are used for
events and children's sports. Planting here would negatively impact the community.
City arborist determined during 12/15/2022 walkthrough that the spaces pictured below are
appropriate for a large native species, either CA Sycamore or Valley Oak. Residents do not want
large trees planted here.They are concerned about eventual patio damage from roots and large
branches overhanging the patios and buildings.
HOA strenuously requests in-lue fee payment, not planting.
A Plus cost for a (2) 24" box tree installations=$635 x 2 = $1,270.
Fee is multiplied x1.5 when planting space is available, but the property chooses not to plant.
Total voluntary in-liue fee= $1,905

• Roots have been pruned for pavement repairs (curb, both driveway ramps).
There is nothing particularly wrong with this tree; it is simply too big for the space and will continue to
grow larger. Roots have been pruned at least once before to facilitate repairs to the adjacent curb,
retaining wall, and driveways. The tree appears to have recovered well, so recurring damage is likely.
Repairing the water utility box will require pruning large roots close to the trunk, which may have a
more severe impact on the tree's health or long-term stability.
This tree normally requires replacement with a similar large-canopy species, but considering the size
of the tree is the primary issue, it should be replaced with something smaller
