ASSIGNMENT
On August 3, 2022, I visited the proposed building project at 11226 Bubb Road, Lot C. My
assignment as Project Arborist was to generate a report to document the basic characteristics
and proposed project impacts for all significant trees on the property and determine their
suitability for preservation. I was also asked to review the adequacy of privacy screening
provided by existing trees along the eastern viewshed. Instructions for working close to trees
during construction were not included in the scope of this report. This report may be submitted
to the City of Cupertino as part of the permit review process.
LIMITATIONS
Trees assessed were limited to the scope of work identified in the assignment. I have estimated
the trunk diameters of trees with barriers to access or visibility (such as those on neighboring
parcels or behind debris). Although general structure and health were assessed, formal Tree
Risk Assessments were not conducted unless specified. Disease diagnostic work was not
conducted unless specified. All assessments were the result of ground-based, visual
inspections. No excavation or aerial inspections were performed. Recommendations beyond
those related to the proposed construction were not within the scope of work.
My tree impact and preservation assessments were based on information provided in the plans
I have reviewed to date, and conversations with the involved parties. I assumed that the
guidelines and setbacks recommended in this report would be followed. Assessments,
conclusions, and opinions shared in this report are not a guarantee of any specific outcome. If

DESCRIPTION OF PROJECT & TREE STOCK
After review of proposed site plan L1 (2/15/22 by Gregory Lewis Landscape Architect), it was my
understanding that Lot C would be split from the original property and developed with a new
two-story house, driveway and hardscaping, and a developed landscape.
Trees on and overhanging the property were a mix of conifers, palms, and one (1) coast live oak
(Quercus agrifolia). These trees were labeled #73 - #79 in this report. The trees were in "fair" to
"good" condition overall. Please see attached tree inventory and map for measurements,
condition ratings and locations.
TREES TO BE REMOVED
Tree #76 (Mexican fan palm, Washingtonia robusta, 2 X 15" DBH): this double-trunked palm
was within the footprint of the new landscape retaining wall. This relatively low-value tree would
need to be removed for the landscaping to be installed as planned. The tree would incur"severe"
impact (loss of 100% roots and trunk) during installation of this landscape improvement. Please
see attached tree inventory for summary of tree impact and suitability assessments.
Tree#78(Douglas fir, Pseudotsuga menziesii, 12" DBH): This species was not listed as protected
under City code. Therefore, removal and replacement with a typical screening tree along the
fence is acceptable so that the grounds may be landscaped as the developer desires.
Tree#79 (blue atlas cedar, Cedrus atlantica, 16" DBH): this tree was within the footprint of the
new sidewalk and would need to be removed for the hardscaping to be installed. The tree would
incur"severe" impact (root loss>30%) during installation of this landscape improvement. Please
see attached tree inventory for summary of tree impact and suitability assessments.

CONCLUSIONS
Trees#73 - #75 and #77 would incur root loss of no more than 10%from the project and may
be preserved. Tree #76 (palm) and Tree#79 (cedar) would be expected to sustain "severe"
impacts from the project and therefore had "low" suitability for retainment. If a suitable
mitigation is prescribed as per City regulations, removal of trees#76, #78, #79 would be
justified for the economic development of the parcel. If the parties involved have any
