OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO
RECOMMENDING APPROVAL OF A PARCEL MAP TO RESUBDIVIDE
110 THREE PARCELS INTO FOUR PARCELS.

Approval is recommended subject to the findings as set forth on Page 1 and
subconclusions as set forth in the minutes of the Planning Commission meeting
of October 26, 1981.
CONDITIONS:
1-14. Standard Conditions to the extent that they do not conflict with the
special conditions enumerated herein. In the event a conflict does
exist, the special conditions enumerated herein shall apply.
15. That the approval is based upon Exhibit A and Exhibit'A-1, dated
October. 26, 1981, of Application 19-TM-81 as may be modified by
additional conditions contained herein.
410 16. A 24 inch Oak tree located in close proximity to the 20 ft. corridor
serving Parcel 3 shall remain. The retention of the tree may result
in the need for a slight crescent shaped dedication to provide for
circulation space to route sidewalk and utilities away from the trunk.
The precise location of the easement or right of way shift shall be
left to the discretion of the Public Works Director.
17. The applicant shall provide a minimum 20 ft. ingress/egress easement for
sole use of APN 326-50-18 to be located at the westerly-most tip. of
Parcel 1. The 20 ft. driveway easement shall be to the benefit of the
property located to the south and shall provide for the elimination of
egress of this property onto Foothill Boulevard. The easement shall be
no closer than 5 ft. to the beginning of the corner radius on Cupertino
Road. The easement shall be precisely located on the final parcel map
prior to recordation.
PASSED AND ADOPTED this 26th day of October, 1981, at a regular meeting of the
Planning Commission of the City of Cupertino, State of California, by the •

RESOLUTION OF THE .PLANNING COMMISSION OF THE CITY OF CUPERTINO RECOMMENDING
THE APPROVAL OF A TENTATIVE MAP
WHEREAS, the attached application has been submitted to the City of Cupertino
requesting approval of a tentative map; and
WHEREAS, the Planning Commission has held at least one public hearing in
regard to the application; and
WHEREAS, the Planning Commission has duly considered and heard all evidence
submitted in regard to said application; and
WHEREAS, the necessary public notices have een given as required by the
subdivision and procedural ordinances of the City of Cupertino.
NOW, THEREFORE, BE IT RESOLVED:
1. That the Planning Commission makes the following findings :
a) That the proposed map is consistent with the general and specific III
plans.
b) That the design or improvement of the proposed subdivision is
consistent with the general and specific plans.
c) That the site is physically suitable for the type of development.
" d) That the site is physically suitable for the proposeddensity of
development.
e) That the design of the subdivision or the proposed improvements are
not likely to cause substantial environmental damage or substantially
and avoidably injure fish or wildlife or their habitat.
f) That the design of the subdivision or the type of improvements are
not likely to cause serious public health problems.
g) That the design of the subdivision or the type of improvements will
not conflict with easements, acquired by the public at large, for
access through or use of, property within the proposed subdivision.
