OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO
RECOMMENDING APPROVAL OF A TENTATIVE MAP TO SUBDIVIDE
APPROXIMATELY 17.5 ACRES INTO THREE PARCELS CONSISTING
OF APPROXIMATELY 6.6 ACRES, 8.4 ACRES AND 2.5 ACRES.,

Approval is recommended subjectito the findings as set forth on Page 1 and sub-
conclusions as set forth in the minutes of the Planning Commission meeting
of October 9 , 1978.
CONDITIONS :
1-14 . Standard Conditions to the extent that they do not conflict with the
special conditions enumerated herein. In the event a conflict does
exist, the special conditions enumerated herein shall apply.
15. That the approval is based upon Exhibit A of Application 25-TM-78 as
may be modified by additional conditions contained herein.
® 16. The applicant/owner shall provide reciprocal ingress/egress and parking
easements between Parcels 1, 2, and 3. Said easements shall be approved
by the City Attorney, placed in escrow, and recorded simultaneously with
any transfer of ownership at no cost to the City.
17. The applicant shall record a covenant and deed restriction running with
the land which provides that the ownership of Parcel 1 or Parcel 2 may
not be individually transferred unless and until the buildings have
been modified to meet the Fire Protection Standards of the latest adopted
version of the Uniform Building Code pursuant to the facts and information
contained in the letter of Mr. Ronald
R nald L. Yin of August 17,g1978 to
Mr. Angelo Leber, Chief Building Inspector of the City of Cupertino. Said
letter shall be attached and recorded with the deed restriction and
covenant.
PASSED AND ADOPTED this 9th day of October, 1978, at a regular meeting of the
Planning Commission of the City of Cupertino, State of California, by the
following roll call vote:

RESOLUTION OF THE .PLANNING COMMISSION OF THE CITY OF CUPERTINO RECOMMENDING
THE APPROVAL OF A TENTATIVE MAP
WHEREAS, the attached application has been submitted to the City of Cupertino
requesting approval of a tentative map; and
WHEREAS, the Planning Commission has held at least one public hearing in
regard to the application; and
WHEREAS, the Planning Commission has duly considered and heard all evidence
submitted in regard to said application; and
WHEREAS, the necessarypublic notices have teengiven as required bythe

subdivision and procedural ordinances of the City of Cupertino.
NOW, THEREFORE, BE IT RESOLVED:
1. That the Planning Commission makes the following findings :
a) That the proposed map is consistent with the general and specific
plans.
b) That the design or improvement of the proposed subdivision is
consistent with the general and specific plans.
( c) That the site is physically suitable for the type of development.
d) That the site is physically suitable for the proposed density of
development.
e) That the design of the subdivision or the proposed improvements are
not likely to cause substantial environmental damage or substantially
and avoidably injure fish or wildlife or their habitat.
f) That the design of the subdivision or the type of improvements are
not likely to cause serious public health problems.
g) That the design of the subdivision or the type of improvements will
not conflict with easements, acquilred by the public at large, for
access through or use of, property within the proposed subdivision.
