RESOLUTION NO. 1776
OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO
• RECOMMENDING THE APPROVAL OF A USE PERMIT TO ALLOW
CONSTRUCTION OF THREE INDIVIDUAL BUILDINGS CONTAINING
APPROXIMATELY 37,000 SQ. FT. OF PUBLIC STORAGE SPACE
INCLUDING A CARETAKERS RESIDENCE.

of North Blaney Avenue
ZONE: P (Planned Development with mini-storage and residential use intent)
FINDINGS AND SUBCONCLUSIONS:
Approval is recommended subject to the findings as set forth on Page 1 and
subconclusions as set fOrth in the minutes of the Planning Commission meet-
ing of November 14, 1977.
CONDITIONS:
1-14. Standard Conditions to the extent that they do not conflict with the special
conditions enumerated herein. In the event a conflict does exist, the
special conditions enumerated herein shall apply-.
® 15. Approval is based upon Exhibit and C of Application..32-U-77 as may be
modified by additional conditions contained herein. The building materials
denoted on Exhibit C shall be reviewed and approved by the Architectural
and Site Approval Committee.

16. The applicant shall dedicate in fee or via access easement the 8 ft. set-
back area between existing common boundary line between the Santa Clara
Valley Water District and project site to the building line of Building A.
The form of acquisition and mutual access rights for flood control channel
and building maintenance purposes shall be resolved by the City, applicant,
and Santa Clara Valley Water District prior to issuance of a building
permit. The existing row of pine trees on the northern boundary of the
site shall be retained. New plant materials shall be placed in the
10 x 4 ft. offset areas delineated on Exhibit B, as approved by the
Architectural and Site Approval Committee.
17. The applicant, at his expense, shall sign an agreement with appropriate
State and Federal highway agencies to augment the landscaping on the .
Route 280 Freeway right of way. The intent is to, partially screen the
mini-storage building and not to provide a solid screen. This condition
is void if said appropriate State and Federal highway agencies do not
agree to the additional landscaping.
18. The applicant shall install limited landscaping on the east facing fill
slope of the Blaney Avenue overcrossing to screen the mini-storage
411 facility., -as approved by Architectural and Site Approval Committee.

19. The applicant shall install additional off-site landscaping on the
private planting bed adjacent to the northerly edge of Olivewood
Street right of way. The purpose of said landscaping is to screen
the : mini-storage complex from the upper story windows of apartment
units in the Greenwood 'Apartment complex. Said condition is void if
the owner of, the Greenwood Apartment complex does not authorize •
planting Of said landscaping.
20. The emergency fire access described on Exhibit B and C is contingent
upon the granting of right of access to Olivewood Street by the owner
of said private street.
21. That the use permit is granted for the utilization of the subject site
for storage purposes only with the exception of the caretakers residence
and administrative office. No work shall be performed on the site such
as boat repair or construction and motor vehicle repair and washing.
Activities which create an unreasonable amount of noise and manufacturing/
assembly activities are not permitted. "
