OF THE PLANNING- .COMMISSION. OF THE CITY OF CUPERTINO
RECOMMENDING APPROVAL OF A TENTATIVE SUBDIVISION MAP

REMAIN VACANT. .

CONDITIONS: •
1-14.- Standard Conditions, to the extent that they do not conflict with the.
- special conditions enumerated herein. In the event a conflict does
exist, the special conditions- as enumerated herein shall apply. :
15.. That the approval is based upon Exhibit A, except. as it may be
modified by the- special conditions contained herein.
410 16...- The cul-dei-sac streets shall provide a 50-ft.. right-of-way with a
30 ft. curb-to-curb travelway width. Sidewalks shall be provided
on the easterly side of the subject cul-de-sac streets in a manner
approved by the Director of Public Works.
17. That the applicant shall record an appropriate instrument limiting
the height of the buildings on the parcels adjacent to Lazaneo Drive
and North De Ariza Blvd.. to one story in_ height .as defined by Section
409 of the 1973. Uniform Building Code. Said.height. shall not exceed
fifteen (15) feet. This restriction shall be recorded on the deeds
for each of the parcels as described above. prior to issuance of
building permits.
18. That. the 42-ft. parkway strip adjacent to North De Anza Blvd. may
'be dedicated right-of-way or an easement over said parkway may be
granted to the City.

19.- That the developer shall dedicate the rights of access to De Anza
- Blvd. for the 12-acre residentially subdivided portion of this
application.
20.. Prior to recordation of the final map, the developer shall pay to
the City the estimated cost of his share of the extension of, Lazaneo
Drive to De Anza Blvd. including signalization and right-of-way, based
on the formula prepared by the City's assessment attorney.

RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO RECOMMENDING
THE APPROVAL OF A TENTATIVE MAP
WHEREAS, the attached application has been submitted to the City of Cupertino
requesting approval of a tentative map; and
WHEREAS, the Planning Commission has held at least one public hearing in
regard to the application; and
WHEREAS, the Planning Commission has duly considered and heard all evidence
submitted in regard to said application; and
WHEREAS, the necessary public notices have been given as required by the
subdivision and procedural ordinances of the City of Cupertino.
NOW, THEREFORE, BE IT RESOLVED:
1. That the Planning Commission makes the following findings:
a) That the proposed map is consistent with the general and specific
plans.
b) That the design or improvement of the proposed subdivision is
consistent with the general and specific plans.
c) That the site is physically suitable for the type of development.
d) That the site is physically suitable for the proposed density of
development.
e) That the design of the subdivision or the proposed improvements are
not likely to cause substantial environmental damage or substantially
and avoidably injure fish or wildlife or their habitat.
f) That the design of the subdivision or the type of improvements are
not likely to cause serious public health problems.
g) That the design of the subdivision or the type of improvements will
not conflict with easements, acquired by the public at large, for
access through or use of, property within the proposed subdivision.

21. Although the subject development is within a planned development zone,
it is the Planning Commission's finding that inasmuch as the develop-
ment is composed of individual detached single-family homes that archi-
tectural and site approval shall not be required for the individual
structures within the development. However, it is required that the
applicant submit detailed landscaping and fencing plans for the park-
way strip adjacent to North De. Anza Blvd. and any additional on-site or
off-site landscaping improvements to the Architectural and Site Approval
Committee prior to recordation of the final map. Additionally the
Architectural and Site Approval Committee shall review any fence details
along the northerly property line. The developer shall be responsible
for the installation of landscaping within the parkway area adjacent
to North De Anza Blvd..

Planning Commission of the City of Cupertino, State of California, by the
