OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO
410 RECOMMENDING THE APPROVAL OF A TENTATIVE MAP TO
SUBDIVIDE 1.1 ACRES INTO FOUR SINGLE-FAMILY RESIDENTIAL
LOTS.

LOCATION: Easterly of the northern terminus of Rae Lane with the northern
boundary of the property fronting on McClellan Road
ACREAGE: 1.1 acres
CONDITIONS:
1-14. Standard Conditions to the extent that they do not conflict with the
special conditions enumerated herein. In the event a conflict does
exist, the special conditions as enumerated herein shall apply.
15. That the approval is based upon tentative map application labeled
Exhibit A of 2-TM-76 as may be amended by additional conditions
contained herein.
16. That the mature trees located on the property shall not be removed
unless approved by the City staff in conjunction with request for a
building permit. The staff shall make the determination for removal
of the trees based upon necessary grading operations, utility and
road construction requirements, and practical building design con-
straints as it applies to the building situation for each of the four
lots.
17. That the applicant/developer/owner shall be required to install
landscaping including automatic irrigation along the McClellan Road
frontage from back of sidewalk to top of bank. The landscaping shall
be reviewed by the City staff and installed in conjunction with the
subdivision improvements. The McClellan Road fence line for Lots 3
and 4 shall not extend northerly of the top of bank line described on
Exhibit A. The fence placement restriction shall be recorded in con-
junction with the final map.
18. That the map shall be revised to provide a 15-ft. flag corridor for
Lots 2 and 3. A joint access easement agreement shall be prepared
to allow the construction and joint use of an 18-ft. wide driveway
for Parcels 2 and 3. Said easement shall be reviewed by the City
Attorney and recorded in conjunction with the approved final map.
19. That vehicular access from McClellan Road to Lots 3 and 4 is prohibited.
The access right shall be dedicated to the City.
