Reso 2746 RESOLUTION NO. 2746 OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO REC MMNEDING DENIAL OF A REQUEST TO AMEND CONDITIONS RELATED TO RECIPROCAL INGRESS/EGRESS EASEMENTS. 411 Application No(s) . 17 U-84 (Revised) Applicant: Gilbeau/Hulberg Property Owner: Gilbeau/Hulbera Location: Southeast Corner of Stevens Creek Blvd and Orange Avenue Parcel Area (Ac) 0.36 FINDINGS AND SUBCONCCUSIONS: The recommendation of denial is based on the findings and subconclusions as set forth in the minutes of the Planning CO mmission meeting of December 9, 1985, and the specific findings herein enumerated: 1) Reciprocal ingress/egress easements benefit all property owners and are necessary to accomplish good design. 2) Compensation requirements would potentially inhibit the provisions of said cross easements and undermine the high quality design and internal coordination necessary to fulfill the intent of the Stevens Creek Boulevard Plan Line (Monts Vista Plan) and the Monta Vista Design Guidelines. 3) The applicant was aware of and agreed to the specific requirement to provide cross easements witrh the property to the south.
