• DIVISION MAP.

FINDINGS AND SUBCONCLUSIONS:
Approval is subject to the findings as set forth on Page 1 and
the subconclusions as set forth in the minutes of the Planning
Commission meeting of August 13, 1984:

CONDITIONS:
•
1-15. Standard Conditions to the extent that they do not
• conflict with the special conditions enumerated herein. •
In the event a conflict• does exist, the special
conditions as enumerated herein- shall apply.
16. That the recommendation of approval is based on Exhibit A
1st Revision of Application 4-TM-84 except as may be
amended by special conditions contained herein.
17. A 50 ft. wide public street shall be dedicated and
constructed with a 30 ft. roadbed and• standard •
cul-de-sac. The construction of sidewalks is optional .
The precise alignment of the roadway shall be approved by
the Director of Public Works. The, public right of way
may encroach into a side yard setback area for an •
existing dwelling located on Lot 6.
18. The front yard setback for the cul-de-sac lots shall be
20 ft. from face of curb or back of sidewalk if sidewalks •
are constructed.
19. The applicant may retain ground water rights and . a well
subject to the execution of a signed agreement
• stipulating that the well will be capped and water rights
transferred to the City when agricultural lands served by
the well are developed or no longer used for agricultural
purposes. •
