OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO APPROVING A
TENTATIVE PARCEL MAP TO SUBDIVIDE APPROXIMATELY 5.8+- ACRES INTO
411 THREE PARCELS RANGING IN SIZE FROM 1 . 19+- ACRES TO 3.26+- ACRES.

LOCATION: Southwest corner of Wolfe Road and Pruneridge
Avenue.
FINDINGS AND SUBCONCLUSIONS:
Approval is subject to the findings as set forth on Page 1 and
subconclusions as set forth in the minutes of the Planning
Commission meeting of August 13, 1984.
CONDITIONS OF APPROVAL
1-15. STANDARD CONDITIONS
Standard Conditions to the extent that they do not
conflict with the special conditions enumerated herein.
In the event a conflict does exist, special

16. APPROVED EXHIBIT
The approval is based upon Exhibit A of 8-TM-84 as may
• be amended by additional conditions contained herein.
17. RECIPROCAL INGRESS/EGRESS
The applicant shall record a covenant obligating
existing and future property owners to enter into
reciprocal ingress/egress easements with the adjoining
property to the north and south at such time in the
future as determined appropriate by the City. If said
properties are under the same ownership as the subject
property, the above-referenced agreements shall be
placed in escrow and recorded upon sale of either
property at no cost to the City.
18. PUBLIC STREET EXTENSION
This approval in no way precludes the possibility of
dedication and improvement of a public street from the
existing Pruneridge Avenue in a southerly direction to
serve the southern half of the subject property and/or
the adjoining property to the south.

RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO APPROVING
A TENTATIVE PARCEL MAP
WHEREAS, the attached application has been submitted to the City of Cupertino
requesting approval of a tentative parcel map; and
WHEREAS, the Planning Commission has held at least one public hearing in
regard to the application; and
WHEREAS, the Planning Commission has duly considered and heard all evidence
submitted in regard to said application; and
WHEREAS, the necessary public notices have been given as required by the
subdivision and procedural ordinances of the City of Cupertino.
NOW, THEREFORE, BE IT RESOLVED:

1. That the Planning Commission makes the following findings :
a) That the proposed map is consistent with the general and specific plans.
b) That the design or improvement of the proposed parcel map is consistent
with the general and specific plans.
c) That the site is physically suitable for the type of development.
_ d) That the site is physically suitable for the proposed density of
development.
e) That the design of the parcel map or the proposed improvements are
not likely to cause substantial environmental damage or substantially
and avoidably injure fish or wildlife or their habitat.
f) That the design of the parcel •map or the type of improvements are
not likely to cause serious public health problems.
g) That the design of the parcel map or the type of improvements will
not conflict with easements, acquired by the public at large, for
access through or use of, property within the proposed parcel.
