1, OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO
RECOMMENDING APPROVAL OF A TENTATIVE SUBDIVISION MAP
TO SUBDIVIDE THREE ACRES INTO 14 PARCELS RANGING IN
SIZE FROM 6, 300 SQ. FT. TO 8,000 SQ. FT.
APPLICANT: Civil Engineering Associates, Inc. (BAS Homes)

SUBMITTED: August 3, 1984
LOCATION: East side of Stelling Road approximately 125 ft.
north of Shadowhill Lane.
FINDINGS AND SUBCONCLUSIONS:
Approval is subject to the findings as set forth on Page 1 and
the subconclusions as set forth in the minutes of the Planning
Commission meeting of September 10, 1994.
CONDITIONS:
1-15. STANDARD CONDITIONS
Standard Conditions to the extent that they do not
conflict with the special conditions enumerated herein.
In the event a conflict does exist, the special
1110 conditions as enumerated herein shall apply.
16. APPROVED EXHIBIT
That the recommendation of approval is based on Exhibit
A of Application 12-TM-84 except as may be amended by
special conditions enumerated herein.
17. TREE PROTECTION
The trees illustrated on the site plan shall be
protected in accordance with the provisions of Ordinance
778. The Planning Director shall have the authority to
allow removal of any tree which severely inhibits the
utilization of a lot and/or which is diseased or
irreparably damaged.
18. GRADING
The final grading plan shall reflect pad elevations of
no greater than two feet above the highest natural grade
on each individual parcel . The grading plan shall be
prepared and reviewed by staff prior to recordation of
the final subdivision map.

19. UPGRADING PUBLIC IMPROVEMENTS
The applicant shall be responsible for apportioned costs
to upsize or modify any public utilities or other
improvements to accommodate the subject development.
PASSED AND ADOPTED this 10th day of September 1984, at a regular
meeting of the Planning Commission of the City of the City of
Cupertino, by the following roll call vote:
