Reso 247512-Z-83 RESOLUTION NO. 2475 OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO RECOMMENDING DENIAL TO REZONE APPROXIMATELY .4 GROSS ACRE FROM R1-10 (RESIDENTIAL SINGLE-FAMILY, 10,000 SO. FT. MINIMUM LOT SIZE) ZONE TO R1-7.5 (RESIDENTIAL SINGLE-FAMILY, 7,500 SQ. FT. MINIMUM LOT SIZE) ZONE. APPLICANT: Margaretich Construction ADDRESS: 10125 Crescent Road, Cupertino, California 95014 SUBMITTED: December 1, 1983 LOCATION: South side of Crescent Road approximately 400 ft. north of Orchard Court and 400 ft. east of Hillcrest Road, opposite Amelia Court. FINDINGS: The Planning Commission finds the following: 1.. The proposed rezoning would represent a "spot zone" within an established R1-10 neighborhood. 2. Change of zone on the subject property would set a precedent which would have to be honored for adjoining similarly situated properties in the neighborhood and could significantly alter the larger lot semi -rural character of the Hillcrest/Crescent Road area. 3. The City has approved several developments based upon the larger lot zoning to whom it would be now unfair to approve a higher density zone absent strong rationale for the f alteration.
