OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO
r APPROVING A TENTATIVE PARCEL MAP TO DIVIDED 1.8 ACRES
� INTO THREE PARCELS.

LOCATION: West side of Cresent Road, approximately 100 ft.
north of Orchard Court
FINDINGS AND SUBCONCLUSIONS:
Approval is subject to the findings as set forth on Page 1 and
the subconclusions as set forth in the minutes of the Planning
Commission meeting of June 11, 1984.
CONDITIONS:
i-14. Standard Conditions to the extent that they do not
conflict with the special conditions enumerated herein. In
the event a conflict does exist, the special conditions as
enumerated herein shall apply.
15. That the recommendation of approval is based on Exhibit A
1st Revision of Application 3-TM-84 except as may be
amended by special conditions enumerated herein.
Is 16. A geologic evaluation shall be approved by the Public
Works Department prior to recordation of the final map and
release of building permits on any individual building
site.
17. All existing structures on Parcels 1 and 2 shall be
removed prior to or concurrently with recordation of the
final map. Structure on Parcel 3-may remain.
18. All non -orchard specimen trees as defined in Section 3.5
of Ordinance No. 779 and as located on Exhibit A ist _
Revisions of this application shall be retained. The
Applicant or successor in interest shall exercise due
regard for the protection of said specimen trees during
construction and grading operations as prescribed in
Section 9 of Ordinance No. 778.
19. Parcels i and 2 shall have a minimum of 10,000 sq. ft
.after dedication for street widening purposes.
Minor adjustments to property lines may be made to comply
...with this condition.

RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO APPROVING
A TENTATIVE PARCEL MAP
WHEREAS, the attached application has been submitted to the City of Cupertino
requesting approval of a tentative parcel map; and
WHEREAS, the Planning Commission has held at least one public hearing in
regard to the application; and
WHEREAS, the Planning Commission has duly considered and 'heard all evidence
submitted in regard to said application; and
WHEREAS, the necessary public notices have been given as required by the
subdivision and procedural ordinances of the City of Cupertino.
NOW, THEREFORE, BE IT RESOLVED:

1. That the Planning Commission makes the following findings: •
a) That the proposed map is consistent with the general and specific plans.
b) That the design or improvement of the proposed parcel map is consistent
with the general and specific plans.
c) That the site is physically.suitable for the type of development.
d) That the site is physically suitable for the proposed density of
development.
e) That the -design of the parcel map or the proposed improvements are
not likely to cause substantial environmental damage or substantially
and avoidably injure fish or wildlife or their habitat.
f) That the design of the parcel'map or the type of.improvements are
not likely to cause serious public health problems.
g) That the design of the parcel map or the type of improvements will
not conflict with easements, acquired by the public at large, for
access through or use of, property within the proposed parcel.

PASSED AND ADOPTED this 11th day of June 11, 1984, at a regular
meeting of the Planning Commission of the City of Cupertino,
State of California, by the following roll call vote:
