APPROVING A MINOR MODIFICATION TO REAR YARD SETBACK

TO FACILITATE PD_ACMENT OF (BAYWINDOW (ELEMENTS
FINDINGS:
The Planning Commission finds that the bay window modification as approved herein is minor in nature
and does not significantly alter the intent of defined setbacks and building envelopes for the project, as
established by City Council action on September 6, 1988
The Planning Commission finds that the proposed bay windows constitute architectural enhancements
which are beneficial to the project and to the adjoining developed residential area.
CONDITIONS:
1. APPROVED EXHILBITS
The minor modification is approved based upon the setback adjustment diagram dated 1.0/05/88 of
Application `25-TM- 87 (Revised) as may be amended by additional conditions contained herein.
2. (BAY WINDOW SIZE CONSTRAINTS
Bay window footprint area shall be limited as shown on the scale drawing referenced in Condition 1
above. A maximum of two bay windows may be placed on the north elevation of each home, and only
one such window may project above the second story floor line. Minimum setback distance between
the outermost edge of the bay window and the north property line of each lot shall be forty-three (43)
feet.
