RECOMMENDING THE APPROVAL OF A TENTATIVE.MAP TO
DIVIDE 13.4 ACRES INTO SIY:.RESIDENTIAL, SINGLE-FAMILY

CONDITIONS AND FURTHER FINDINGS:
1-14. Standard Conditions to the extent that they do not conflict with the
special conditions enumeratedherein. In the event a conflict does
exist, the special conditions as enumerated herein shall apply.
15. The application is approved based upon tentative map Exhibit A lst
Revision, of 4-TTMI 75 with the following road improvement requirements:
as The segment of right of way from the existing terminus of Lindy.
Lane to the two terminus points identified as the commencement
of "ri ht of way for improvement others",

improved as outlined in the City°s Hillside Subdivision
Ordinance.
b.a The section of road right of way running in a north/south direction
adjacent to Lots-3, 4 and 5 and labeled as "right of way for improve-
ments by others" shall be .dedicated only. Upon development, the
property owner to the north shall install improvements over said
section of right of way.
co That a portion of Parcel A, as determined by the City Engineer,
shall be dedicated and "minimally improved11 as required by the
City Engineer:
do `The private driveway serving Lots 4, 5 and 6 shall be graded and
minimally improved as required by the City Engineer and Central
Fire District:
ea The maximum grade for an inside street turning radius shall be 20%.
16. The developer shall be required to construct water distribution and other
facilities deemed necessary by the City, to City Standards, for the pur-
pose of providing sufficient and reasonable water service for said develop-
ment. In addition, the developer may be required to install additional

water facilities to provide capacity for continued expansion and/or
.planned development of the system. All water, utility facilities may
be required to be dedicated to the City of Cupertino Municipal Water
Utility System. The developer and'the 'City may enter into a reimburse-
ment agreement to cover the cost of oversizing off -site improvements
required except in those instances where the improvements are exclusively
for the ultimate benefit of development beyong the subject development.
The City will not reimburse the developer for any on -site lines of 10
inches diameter or less.
17. A minimum of 15 ft. of slope rounding shall be provided at,the top of
all cut banks
18. A landscape architect shall submit plans to the City Engineer proposing
appropriate landscaping to provide for stabilization of the cut and
fill areas as well as aesthetic considerations. Said landscaping shall
be installed and maintained immediately upon completion of grading. The
applicant shall post a bond, as security, in an amount equaltothe
landscaping cost and the cost of maintenance for two years, to be
released upon satisfactory completion of both.
19. Individual building sites shall not be mass graded during initial
street construction stage. A mass grading approach to development
of this property is prohibited. Architectural plansincluding
proposed lot grading, drainage and fencing shall be submitted to
the Architectural and Site Approval Committee for review prior to
issuance.of a building permit for any construction on each individual
lot within the subdivision.
20. Street lights shall be of a type approved by the Engineering Depart-
•ment and shall be of an intensity and placed in locations so as not
to be obtrusive to adjoining residents.
21. That the applicant retain a registered landscape architect to review
the proposed grading of the lower road section (indicated as "entry
grading study" on Exhibit A lst Revision); and submit a plan to
insure protection of the trees during and after grading and construc-
tion.
22. Appropriate steps shall be taken to protect improvements from a
potential slide area described in the Robert L. Rose Geologic Report
dated May 22, 1972 as amended April 14., 1975. Prior to recordation
of the final map, the geologist shall delineate the areas of possible
soil movement as noted on Page 5 of the report entitled "Geology of
the Grand View Subdivision, Cupertino" dated May 22, 1975 by Robert
L. Rose. Said exhibit shall be reviewed prior to issuance ofa
building permit.
Run-off water from the upper road shall be directed away from the
slide area described in the geologic report to be verified by the

Appropriate vegetation (deep .rooted trees and shrubs) shall be planted
on and adjacent to the slide area and on all slopes in excess of 35%.
23. Adequate turnaround space and four off-street parking spaces shall be
provided on each lot to compensate for the lack of on -street parking.
24. The typical cross -street section described on Exhibit A lst Revision
is approved for a cul-de-sac street serving six or fewer lots. The
major street shall contain twenty-four feet *of pavement width as
stipulated in Municipal Code 18.16.280 (col)
