RESOLUTION NO. 1500
® OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO
APPROVING AN AMENDMENT TO THE GENERAL PLAN LAND USE
ELEMENT CONCERNING APPROXIMATELY 75 ACRES LOCATED
IN THE AREA EASTERLY OF NORTH DE ANZA BLVD. BETWEEN
RT. 280 FREEWAY AND ST. JOSEPH'S CHURCH
WHEREAS, the Planning Commission, upon consideration of the property, has
concluded its deliberations in assessing the various impacts of an amend-
ment to the general plan,
NOW, THEREFORE, BE IT RESOLVED:
1. That the Planning Commission hereby approves an amendment to the general
plan land use element Core Area 1973 as set forth in Exhibits A and A-1,
attached hereto, and made a part hereof.
2. That the Planning Commission authorizes the Planning Commission Chairman
to endorse said approval as provided on Exhibit A.
3. That the Planning Commission further transmits the approved documents to
the City Council for their consideration and adoption.
PASSED AND ADOPTED this 23rd day of February, 1976, at a regular meeting of
41) the Planning Commission of the City of Cupertino, State of California, by the
following roll call vote:

• AND POLICY STATEMENTS CONCERNING LAND LOCATED WITHIN THE
SOUTHEAST QUADRANT OF DE ANZA BOULEVARD AND 280 FREEWAY

This exhibit accompanies a map labeled Exhibit A, which is the approved General
Plan Amendment map describing land use types and intensities for the geographical
area of the City located easterly of North De Anza Boulevard between Route 280
• Freeway and St. Joseph's Church.
DESCRIPTION OF LAND USE TYPES AND INTENSITIES
The Industrial/Residential/Commercial land use designation is applied to properties
within the subject land area based upon the following policy statements:
1.- The land use intensity for a property or groups of properties shall
• be limited to an intensity that will not generate more than ..16 one-
way trips per acre during the peak hour.
2. Residential development may include densities which exceed the maximum
range described on Exhibit A if such development meets a special
community- wide social goal. .
3. Individual properties or groups of property can develop independently,
however, each subsequent development application shall contain the
following mandatory design elements.
• • a. A 50 ft. -wide landscaped setback measured from face of
curb shall be. installed and maintained -along the entire
frontage of North De Anza Boulevard. A property owner may
deviate from the 50 f t.. depth so long as the minimal
• landscaping footage on the street frontage is equal to the
lot frontage dimension multiplied times 50 ft. In no case
shall the setback distance be less than 35 ft. from face of

curb. The setback area shall not be obstructed by
buildings, internal driveways and off-street parking.
b. Vehicular access from North De Anza Boulevard shall be
limited.
c. Individual site plans shall be integrated relative to
building and landscaping design and external and internal
vehicular circulation.
4. Residential uses"shall be acoustically and visually isolated from commercial
and industrial uses.
5. Subsequent development plans shall reflect the Cupertino Crossroads
Core Area Street Plan Line as may be amended.
