RESOLUTION NO. 1765
OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO
• RECOMMENDING DENIAL OF A REQUEST (AS PRESENTED BY
MR. HOWARD A. BROWN) TO AMEND THE GENERAL PLAN LAND
USE DESIGNATION FOR AN 1L:ACRE PARCEL, LOCATED ON THE
NORTH SIDE OF STEVENS CREEK BOULEVARD ACROSS FROM
RIDGEWAY DRIVE, FROM 'THE FOOTHILL MODIFIED HILLSIDE
SLOPE-DENSITY FORMULA TO RESIDENTIAL 0-4.4 DWELLING
UNITS PER GROSS ACRE.
FINDINGS
The Commission finds that :
1. Flexibility in project design on the subject property is severely
impacted by noise from the truck traffic on Stevens Creek Boulevard,
the location of a P.G.&E. easement, and the location of a small water
shed for Heney Creek. The unit yield under the Foothill Modified
Slope-Density Formula will closely approximate the number of units
requested by the applicants. A change to 0-4.4 units per gross acre --
may permit a yield well in excess of that which can reasonably .
be accommodated on the subject parcel.
2. The subject property was designated for the Foothill Modified Slope-
Density Formula with an understanding that development on this
® parcel would function as a transition' between the higher "urban"
densities and the lower hillside densities. Redesignation to the
requested density will alter the role of this parcel as a transition
zone.
PASSED AND ADOPTED this 14th day of November, 1977, at a regular meeting of the
Planning Commission of the City of Cupertino. State of California, by the
following roll call vote:
