SECITON I• FINDINC,S WP~2EA.S, the Planning Commission of the City of Cupertino has received an application for a Conceptual Development Plan, as described on Page 2 of this Resolution; and WPIF12F1~S, the necessary public notices have been given in aocordanoe with the procedural Ordinance of the City of Cupertino, and the Planning Commission has held one or more Public Hearings on the subject application; and WFTERFA.S, the Planning Commission finds as follows with regards to the application: 1. The proposal is consistent with the City~s General Plan. ,a~ 2. The proposed is wnsistent with the.internt of the R3 (Multiple Family, Residential) zoning district. ~. AFPFYJV® E}4{IBITS The rec~unendation of approval is based on Exhibits A 2rd Rev., A-1 2nd Rev., B 2rxl Rev., B-1 2nd Rev., D 2rr1 Rev., D-1 2nd Rev., Info 1 2nd Rev., and Info. 2 2rr3 Rev. of Application 1-CDPR3-88, except as may be amended by the Conditions contained in this Resolution. 12. TREE PRC7PECITOt! The applicant shall provide a plan for preservation of the existing Pine trees along the north and east property lines. Said plan shall include graphic depiction of protection devices to be installed along the dripline perimeter of each tree for the duration of construction activities. The plan shall include a written report from a consulting arborist or larxlscape architect, aryl shall detail measures to be taker to ensure the survival of said trees during aril after oanstruction. If it is not possible to save the trees along the north property line, the applicant shall replace the trees with 24 inch box specimen trees of a species to be approved by staff. ~~~
