RECORDING ADOPTION OF NEW RESIDENTIAL ZONES FOR
THE R1, RHS, A,Al ZONING DISTRICTS
SECTION Io FINDINGS
W EREM, the Planning Commission finds that the proposed ordinances
accomplish the following objectives and benefits:
1) Establish common definitions and common sections, thereby,
simplifying implementation of the zoning ordinance requirements
2) The ordinances recommend an added setback surcharge for the R1, and
RHS zone which will help to offset the second floor wall plain and
minimize the perceived mass of the structure. Additionally, the
floor area ratio limitation will set a maximum limit of building
area based on lot size.
3) The flexible setback provision will work well with existing homes
giving the property owner the option of applying the setback
restriction.
4) The height reduction to 28 ft. (except RHS zone) will ensure that
new additions do not substantially exceed the height of neighboring
homes.

Meeting of the Planning Commission. of the City of Cupertino by the
following roll call vote:
