Trips 'generated by the project: _ General Commercial uses 3,200 sq i ft. x 2 trip ends per 1,000 sq. ft., 6.4 -2- + 22-U-77 Resolution No. 1738 (continued) 17. This approval is for a single commercial building totaling a maximum IIIof 3,216 sq. ft. of general retail space. The allowed uses shall be restricted to those of a retail sales nature such as music shops, record stores, office supplies, bookstores, florist shops, arts and crafts stores, and/or commercial office uses such as real estate offices, insurance offices, etc. New uses may be permitted to occupy the retail space in this project when, in the opinion of the Planning Director, they substantially conform to the above list of permissible uses and where it is determined that they will not exceed a maximum trip generation rate of 2 trips per 1,000 sq. ft. Convenience markets shall not be included in the allowed uses. 18. The applicant shall be responsible for ensuring that all the necessary legal documents to initiate the reciprocal drive shown on the Exhibit B 1st Revision are completed prior to building permit approval. If the applicant is unable to obtain the permission of the adjoining property owners to implement said reciprocal drives, the applicant shall sign a statement acceptable to the City Attorney, agreeing to provide reciprocal ingress/egress easements with the adjoining properties at such time as the City can require the same from the adjoining property owners. 19. The existing block wall located along the southerly property line shall be increased to a minimum height of 6 ft. from the proposed development to Blaney Avenue as measured from the service station side of the wall. 20. The 5 ft. landscaping strip located at the southerly property line shall • be intensely planted with landscaping materials subject to the review and approval of the Architectural and Site Approval Committee to ensure adequate buffering from the adjoining property to the south. 21. External speakers shall not be permitted nor shall internally generated noise levels be emanated which exceed the dba noise level of the human voice during a normal conversation.
