as may be modified by additional conditions contained herein. The
six (6) parking spaces at the main entrance shall' be modified or relocated`

in rear parking area and up to two required spaces may be omitted to
achieve the above requirement -subject to st-af f ' approval

17. That land use intensity shall be limited to an intensity that will not
generate more than 16 one-way trips per acre during the peak hour period

to which the trips are to be a lied. The applicant shall record a

allocated to thejparticular development at the time of development approval.
The covenant shall be worded in a manner to suggest that the future purchaser
of properties consult the individual use permit files to obtain an up-to
date status report of trips allocated to each particular group.
18o The applicant shall record a covenant obligating existing,and future
,property owners to enter intoreciprocal ingress/egress easements with
the adjoining properties. Said easement shall be entered into at such
time in the future as the City can require the same of the adjoining
property owners. The covenant shall be recorded at no cost to the,City
