OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO
REAFFIRMING ITS POSITION DELINEATED IN PLANNING
COMMISSION RESOLUTION NO. 1634 REGARDING A ROUNDING
OFF POLICY FOR SLOPE DENSITY FORMULA YIELDS.
PASSED AND ADOPTED this 28th day of February, 1977, at a regular meeting of
the Planning Commission of the City of Cupertino, State of California, by
the following roll call vote:

-SUBJECT AND ISSUE--Mounding Off of Slope-Density Yields in Hillside Areas
BACKGROUND
During its meeting of February 28, 1977, the Planning Commission reaffirmed its
earlier position regarding the rounding of slope-density yields. The Commission
determined that it would be inappropriate to round up to the next whole number
for a dwelling unit yield of less than 5.5 permitted dwellings. The Commission
determined that in effect since a person cannot build a portion of a dwelling
unit (i.e. cannot build 9/10 of a unit if theoretical yield is 3.9) , an increase
to the next whole number could result in percentage yield far in excess of the 10%
increase criteria recommended by staff. Using the Commission's philosophy, the
increase in density from 1.82 to 2 is a 100% increase, since no credit is given
for the .82 increment.
STAFF RECOMMENDATION
The Planning Commission's report regarding slope-density rounding is contained
within Resolution No. 1661. For comparison purposes, the staff recommendation
is attached.

City of Cupertino Slope-Density Formula Rounding Off Policy
The City Council, during its meeting of March 7, 1977 , adopted the
following policy regarding the rounding up of a numerical dwelling
unit yield resulting from application of a slope-density formula:
"The rounding up of the numerical yield resulting from
application of a slope-density formula may be permitted
in cases where the incremental increase in density from
the actual yield to the rounded yield will not result
in a 10% increase of the actual yield. In no case shall
an actual yield be rounded up to the next whole number
unless the fractional number is .5 or greater."
