Reso 168681,003022 RESOLUTION NO. 1686 OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO ADOPTING A PRELIMINARY GENERAL PLAN AMENDMENT ALTERING POLICY 3 OF THE HILLSIDE GENERAL PLAN TO REQUIRE SANITARY SEWERS IN ALL AREAS OF THE URBAN SERVICE AREA WITH THE EXCEPTION OF THE REGNART CANYON PLANNING AREA. The specific rewording of the amendment is, as follows: 34 The development of hillside properties shall.incorporate the development standards described in the subdivision ordinance with the _exception that in semi -rural areas, public. and private improvements shall be installed in accordance with the following minimum standards. (A semi -rural area is defined as an area with an average lot size of 205 acres or greater per dwelling.) Roads a) Major roadways serving as collectors shall have a minimum travelled -way width of twenty-four (24) feet. However, this may be reduced to avoid natural` features such as; topography vegetation, et cetera. b) Minor roadways cul-de-sacs and roadways serving ten ,(10) or less dwelling units shall have twenty (20) feet in travelled way width with lessening of that width permitted in consideration of natural features of the area. c) Private roads serving five .(5) or less dwelling units':shall have a minimum of eighteen '(18) feet `of travelled -way width Surface shall consist of a minimum of oil and screening and the slope shall not exceed fifteen per cent (15%)o Grades exceeding fifteen per cent (15%) and not greater than twenty percent (20%) for. a maximum of three hundred (300) feet shall have a minimumof asphalt or concrete surface. d) Driveways serving individual dwelling units shall have a minimum of travelled -way width of twelve (12<) feet with passing turnouts as required, e)Curb and gutter will not be required. Drainage swales shall be provided adjacent to roadways to contain runoff. f) Formal sidewalks will not be required. However, pedestrian and equestrian trails may required where terrain permits. Utilities g) Gas - Public facility will not be required in lieu of other private methods such as propane, oil, electric, and new inovative systems. h) Electric Overhead lines will be allowed with natural setting. utilized as screening technique. Undergrounding will be required from source to structure. i.) Telephone - Lines will follow the same required as for electrical elm 9 t. Resolution No. 1686 (continued) j) Street Lighting - Will not be required. Safety lighting may be 110 necessary if safety hazards can be shown. k) Water - Approved and accepted water system by the City. Private individual wells will not be accepted. 1) Sewer - Sanitary sewers except in the Regnart Canyon area desig- nated with the semi-rural 5-acre formula.
