17. PERMITTED USES
The Planned Development commercial zone may i nc i ,jr3e
general, corporate, or administrative office uses,
and/or commerc..al uses including a hotel or motel.
Manufacturing uses shall be specifically prohibited
unless conducted as proto-type research and development
activity in concert with office functions or business
establishments. Prato -type R & D activities shall be
regulated in accordance with guidelines specified in the
Cupertino General Plan. All new uses or changes in the
use from those approved herein shall require a use
Permit review as determined by the Director of Planning
and Development.

18. LAND -DEDICATION
The applicant shall dedicate 1 a,id sufficient to
aL�:commodate an additional southbound lane on ne Anza
Boulevard equalling approximately 10 it. in w Ath and
shall complete the street improvements to stannards of
the City of Cupertino. The plan shall accommodate a
minimum 10 ft. parkway planted with lawn similar to the
tr eatement along North De An a Boulevard and Stevens
Creek Boulevard.

RESOLUTION OF THE PLANNI ING COMMISSION OF THE CZT`7 OF CUPEPTINO aY COM_MEND-
INO THE GPA'NTINC OF A _ZONE CHANGE
WHEREAS the attached application has been submitted to the City of
Cupertino requesting a change of zone in the zoning regulaticns of the
City, as stated on Page 2, and
WHEREAS the Planning Commission !,a:; held at least one public hearing
in regard to the application on the date as noted on said application;
and
WHEREAS the Planning Commission has duly considered and heard all
,.3%74denca submitted in regard to said application; and
`WHEREAS the necessary public notices have been given as required by
s the Zoning.Ordinance of the City of Cupertino;
NOW, THEREFORE, BO 1T RESOLVED:
That the Planning Commission finds that the proposed none change:
a) Encourages the most appropriate use of :Land,
b) Conserves and stabilizes the value of property,
c) Provides for adequate open spaces for light and air,
d) Permits adequate control of fires,
e) Promotes the health, safety and public welfare,
f) Provides for the orderly development of the City,
g) Is advantageous to the property and improvements in the zoning
district and neighborhood in which the property is located.
That said Planning Commission, therefore, reports favorably to the `city
Council in the matter of granting said zone change.
