26. ?REE_FRQTECAY
The existing tree located in the courtyard of the main
building may be removed, however, the a0plicant shall
provide a plan for the preservation of the remaining
specimen trees on the subject property. Said plan shall
include graphic depiction of protection devices to be
installed along the dripline perimeter of each tree for
the duration of construction activities. The plan shall
include an evaluation from a Landscape Architect
01-itlining the effect of construction activity upon the
trees and detailing measures to ensure their survival in
accordance with Ordinance 778.

27. SOUND WALLS
A six foot masonry wall shall be constr+.ccted at the
+allowing locations:
- Along the westerly 120 f t. of the south
property line, adjacent to and West of parking
spaces 14 thru 22.
Along the entire northerly property line.
Along '-he west property line, between the
north end of Building "H" and the north
property line.
In addition. in acoustical wall construcTed of wood
shall be required along the easterly 160 ft. of the
north property line.
TRASH ENCLOSURE"
1A,te existing trash enclosure shall be relocated away
from the adjoining residential properties, subject to
the approval of the Director of Planning and
Devel opment .
29. PRIVACY -CONTROLS
The applicant shall install. subject to the approval of
the Director of Planning and Development, landscaping,
lighting, and/or- design controls to prevent privacy
intrusion upon the residential properties adjoining the
subject property to the north and south. Design
solutions may include. but are not limited, to the
elimination of windows or the installation of fixed
louvers or wing walls. To provide immediate privacy
protection, 24 inch box specimen trees may be required.

The applicant shall return to the Architectural and Site
Approval Committee for informal review of landscape
planting and irrigation plans. The landscape plan shall
include the following elements:
- Perimeter landscapinq shall be required along
the north and south property lines. (Along the
north property dine, a minimum 2.5 ft.
l andscapu strip and trellis shall be required.

Parking stails 1 and 14 shall be converted to
landscaping. Additional parking stalls may be
converted to landscaping, provided the
applicant stilt meets the City`_s parking
requirements.
In order to compensate for the loss of the
existing speciman Pine tree in the courtyard
of the main building. a 24 inch boo speci man
tree may be re uui rad in the front landscape
area.
The applicant shall be required to orcvide
irrigation throughout the site, if it does not
already exist.. All new landscaped areas shall
be irrigated.
Existing landscaping shall be replaced where
it is sparse or in poor condition.

In the event that the applicant or subsequent property
owner shall desire to make any minor change, alteration
or amendment in the approved development pion or
building permit, a written request and revised
development plan or tui1dinq p.armit shall be submitted
to the Director of Planning and Development. If the
Director makes a finding that the changes are minor and
do not affect the general appearance of the area or the
interests of owners of property within or adjoining the
development area. ,the Director may certify the change on
the revised plan. If such approval is wi thel d, the
applicant may appeal to the Planning Commission, I+ the
changes are material, the Director shall submit said
changes to the Planning Commission for approval. If the
change is denied by the Planning Commission, the
applicant may .appeal to the City Council as provided in
Ordinance 652 of the City of Cupertino. If the change
is approved, an appeal my be made by any interested
party. Further, any member of the City Council may
