OF THE PLANNING CCbMISSION OF THE CITY OF CUPERTINO
RDOCHM NDING APPROVAL TO REZONE A PARCEL. FROM R1-10
(SUKM E -FAMILY RESIDENTIAL) TO R1-6 (SINGLE-FAMILY RESIDENTIAL)
AS DESCRIBED ON EXHIBIT A OF APPLICATION 10-Z-89
SECTION 1• FINDINGS
WHEREAS, the Planning Commission of the City of Cupertino has received an
application for a change of zone or prezoning, as described on Page 2 of
this Resolution; and
WHEREAS, the necessary public notices have been given in a000rdance with
the Procedural Ordinance of the City of Cupertino, and the Planning
Commission has held one or more Public Hearings on the subject
application; and
MOUAS, the Planning Cmmission finds that the subject change of zone or
prezone meets the following requirements:
1) Encourages the most appropriate use of land
2) Conserves and stabilizes the value of property.
3) Provides for adequate aocess to light and air.
4) permits adequate control of fires.
5) Protects public health, safety and welfare.
6) Promotes the orderly development of the City.
7) Benefits the property and inprovements in the zoning district and
neighborhood in which the property is located.
8) Although the subject site's density is below that prescribed by
the General Plan, the proposed R1-6 zoning maintains the
develcp-e in character of its neighborhood context.
NOW, THEREFORE, BE TT RESOLVED:
That after careful oonsideration of maps, facts, exhibits, testimony and
other evidence submitted in this matter, the application for Change of
zone or prezone is hereby reccmTended for approval; and

That the subconclusicns upon which the findings and oonditians specified
in this Resolution are based upon are contained in the Public Hearing
record ocncerning Application 10-Z-89 as set forth in the Minutes of the
Planning Commission meeting of November 13, 1989, and are incorporated by
reference as though fully set forth herein.
