RECOMMENDING APPROVAL OF A REQUEST FOR REZONING
ONE ACRE FROM R3(RESIDENTIAL, MULTIPLE) AND R1-10
(RESIDENTIAL, SINGLE-FAMILY, 10,000 SQ. FT. PER
DWELLING UNIT) TO P (PLANNED DEVELOPMENT WITH
RESIDENTIAL CLUSTER INTENT)

LOCATION: Adjacent to and easterly of Blaney Ave. approximately 175 ft.
southerly of the intersection of Stevens Creek Blvd. and
Blaney Ave.
CONDITIONS:
1-14. Standard Conditions to the extent that they do not conflict with the
special conditions enumerated herein. In the event a conflict does
exist, the special conditions enumerated herein shall apply.
15. That the approval is based upon Exhibit A of Application 18-Z-77
modified to reflect the proposed zoning of P (Planned Development with
residential, single-family cluster intent) ; and. Exhibits B 1st Revision,
C 1st Revision and Information41, Exhibit of Applications 18-Z-77 and
® 24-U-77 as may be modified by the additional conditions contained herein.
16. The land use intensity shall be limited to an intensity that will not
generate more than 16 one-way trips per acre during the peak traffic
hour. For the purposes of the 16 one-way trip Traffic Intensity
Performance Standard, the following accounting of trips is hereby
incorporated into the project approval:
Trips generated by the project:

Residential - 12 dwelling units x .75 trip ends per unit = 9
Trips allocated to the project site
.96 acres x 16 = 15
Surplus trip ends = 6
17. The applicant shall provide a tree preservation plan at the Architectural
and Site Approval Committee stage illustrating the trees to be removed and
the methods to be used to preserve the remaining trees during and after
construction.
18. The window location for the two-story bedroom windows on the unit located
in the southeast corner of the site shall be located to face in an
easterly direction and utilize wing walls to minimize the degree of
111 privacy intrusion into the rear yards of the adjoining residential neighbor-
hood . Additionally, the window location and wing wall screens shall be
located in the remaining units to minimize the degree of visual intrusion
into the private rear yard space of the on-site units. The Architectural'

110 and Site Approval Committee shall have the ability to modify window
design or location to ensure the optimum protection of private rear
yard space.
19. The applicant shall provide an acoustical study evaluating conformity
of the proposed project with Title 25 of the California Administrative
Code regulating noise insulation standards. The study shall go beyond
the requirements of Title 25 and recommend noise insulation techniques
to minimize the degree of noise annoyance affecting this project site.
The noise study shall be presented to the Architectural and Site
Approval Committee for review.
20. The applicant shall ensure that the 20 ft. setback along Blaney Avenue
is maintained for landscaping purposes only. The applicant shall not
locate any fences or other structure higher than 3 ft. within this
setback area.
