Condition 21 is amended to read as -follows :
21 . That the 50-foot landscaped buffer strip adjacent to Stevens
Creek Blvd. shall be . extended to the easterly boundary of
the overall property owned. by the applicant . Said 50-foot

• • turfed . Additionally , . the entire frontage of Miller Avenue .
shall be turfed for a distance of twenty (20 ) feet from the
property line and major trees shall be installed .
