The Planning Commission finds as follows with . regard to the subject
application.,
to The application is minor in scope and consistent with the overall
concept of the original approval.
20 The 38-inch pine tree is diseased and is unlikely to survive.
3. The replacement trees will offset the visual impacts created by
removal of the existing tree.
CONDITIONS.,
1) Building setbacks are based on the shaded portion for each lot
appearing on Exhibit A lst Revision. The east,, west and south
boundaries of the shaded areas of Lots,1 through. 4 may be adjusted (1)
foot horizontally from their respective locations on Exhibit A lst
Revision of 25-01-870
2) Building pads may be no higher than the pad heights assumed to
correspond with the finish floor eleveations shown on Exhibit A lst
Revision.
3) Staff shall undertake a survey of all trees within (10) feet of the
north property line of Lots 1 through 4. All Olive trees within said
area shall be retained or replaced: if necessary. Upon completion of
said inventory and replacement of trees as directed by stafo the
existing Monterey Pine on Lot 2 may be removed.
