OF THE PLANNING COMtiISSION OF THE CITY OF CUPERTINO
RECOMMENDING THE APPROVAL OF A TENTATIVE MAP TO
SUBDIVIDE 8.6 ACRES INTO THIRTY-NINE (39) SINGLE-
FAMILY LOTS .

SUBMITTED: March 29, 1976
LOCATION: Easterly and adjacent to No. De Anza Blvd. approximately
625 ft. northerly of the intersection of Stevens Creek
Blvd. and No. De Anza Blvd.
ACREAGE: 8.6 acres
FURTHER FINDINGS :
1. That the tentative map is consistent with the General Plan.
CONDITIONS :
1-14. Standard Conditions to the extent that they do not conflict with the
special conditions enumerated herein. In the event a conflict does
exist, the special conditions as enumerated herein shall apply.
® 15. That this approval is based upon Exhibit A except as it may be
modified by the special conditions contained herein.
16. That the 36-ft. right of way section for the cul-de-sacs as shown
on this tentative map are not approved. The cul-de-sac streets
shall provide a 50-ft. right of way with a 30-ft. curb-to-curb
travelway width. Sidewalks shall be provided on the easterly side
of the subject cul-de-sac streets in a manner approved by the
Director of Public Works.
17. That the applicant shall record appropriate instrument limiting the
height of the buildings on the parcels adjacent to Lazaneo Drive
and No. De. Anza Blvd. to one story in height as defined by Section
409 of the 1973 Uniform Building Code and said height shall not
exceed fifteen (15) feet. This restriction shall become a part of
the deeds for each of the parcels as described above.
18. That the 42-ft. parkway strip adjacent to No. De Anza Blvd. may be
dedicated right of way or an easement over said parkway may be
granted to the City.
19. An open space maintenance district shall be established to maintain
, the parkway area adjacent to North De Anza Blvd. The developer shall
pay all costs for the forming of said district and shall upon recordation
of the final map make each lot within the development a part of said
district.

20. That the developer shall dedicate the rights of access to De Anza
Blvd.

® 21. Prior to recordation of the final map , the developer shall pay to
the City the estimated cost of his share of the extension of Lazaneo
' Drive to De Anza Blvd. including signalization and right of way,
based on the formula prepared by the City's assessment attorney. -
22. The developer shall pay a share of the cost of undergrounding power
and telephone lines in Crossroads Assessment District Unit No. 1,
as determined by the City's assessment attorney.

Planning Commission of the City of Cupertino , State of California, by the
following roll call vote:
