APPLICANT: I. K. Ishimatsu ADDRESS : 10205 Finch Avenue, Cupertino, California 95014- SUBMITTED: February 17, 1976 LOCATION: Westerly of and adjacent to Finch Avenue approximately 360 ft. southerly of the intersection of Sorenson Avenue and Finch Avenue. ACREAGE: 2.8 acres FURTHER FINDINGS: I. That the tentative map is consistent with the General Plan. CONDITIONS: 1-14. Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In the event a conflict does exist, the special conditions as enumerated herein shall apply. 15. That the approval is based upon Exhibit A of 5-TM-76, as may be amended by additional conditions contained herein. 16: That property lines shall coincide, to the greatest degree possible, with the building and fence lines delineating privately-owned space on the approved zoning plan for the development labeled Exhibit B of 23-Z-75 (Ordinance No. 727) . The Covenants, Conditions and Restrictions shall contain a statement informing individual lot buyers that the lot area outside of building area and privately-fenced patio areas -that is described as common open space area on the approved zoning plan and Architectural and Site Approval Committee plan shall be developed and maintained as common area. 411 -1- 5-TM-76 RESOLUTION NO. 1508 (continued) .) 17. That easement agreements shall be written for Units 1 through 4, 5 through 9, and 13 through 15 to facilitate the zero lot line concept approved by the zoning plan. The easement should reflect the approved fenced patios as depicted in Exhibit B of 23-Z-75.
