Reso 1881 5-TM-78 • RESOLUTION NO. 1881 • OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO 411 RECOMMENDING APPROVAL OF A TENTATIVE MAP TO COMBINE THREE PARCELS ON APPROXIMATELY . 76 ACRES INTO ONE PARCEL. APPLICANT: Coast Federal Savings & Loan Association ADDRESS: 855 South Hill Street, Los Angeles, California 90014 SUBMITTED: February 8, 1978 LOCATION: North side of Stevens Creek Boulevard approximately d.50 ft . westerly of De Anza Boulevard Approval is recommended subject to the findings as set forth on Page 1 and sub- conclusions as set forth in the minutes of the Planning Commission meeting of August 14, 1978. CONDITIONS : 1-14. Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In the event a conflict does exist, the special conditions enumerated herein shall apply. 15. That the approval is based upon Exhibit A of Application 5-TM-78 as amended to reflect the driveway easement locations and as may be modified by additional conditions contained herein. ® 16. That the applicant shall sign a statement agreeing to provide reciprocal ingress/egress easements with the adjoining properties'to the east and the west as defined on Exhibit -A at such time in the future the City can require the same of the adjoining property owners. The agreement shall stipulate that the applicants understand that such reciprocal ingress/egress easements may require the removal of some landscaping. The final map shall specify the locations of the ingress/egress easements which can be initiated with adja- cent property owners who are committed to participate in reciprocal easements. NOW, THEREFORE, BE IT RESOLVED: 1. That the Planning Commission makes the following findings : . a) That the proposed map is consistent with the general and specific plans. r,. b) That the design or improvement of the proposed subdivision is consistent with the general and specific plans. c) That the site is physically suitable for the type of development. d) That the site is physically suitable for the proposed density of development. e) That the design of the subdivision or the proposed improvements are not likely to cause substantial environmental damage or substantially and avoidably injure fish or wildlife or their habitat. f) That the design of the subdivision or the type of improvements are not likely to cause serious public health problems. g) That the design of the subdivision or the type of improvements will not conflict with easements, acquired by the public at large, for access through or use of, property within the proposed subdivision. -1-
